What Kinds of Concrete Repair Are There?

Crack repair. A crack gets routed out to a clean V-groove and filled with a structural epoxy or polyurea that bonds to both faces, not a caulk smeared on top that fails in a season. Hairline cracks get a penetrating sealer instead.

Slab lifting. When one panel has settled, we drill small ports and inject a polyurethane foam underneath that expands and raises the slab back to level. It cures in minutes and the holes are patched. Far cheaper than a replacement and done in a day.

Spalling and surface repair. Where salt has flaked the top layer off, we remove the loose material down to sound concrete and rebuild the surface with a bonded repair mortar.

Resurfacing. A thin cementitious overlay goes across the whole slab, giving you a new, uniform wearing surface that can be broom-finished or textured.

Steps and edges. Front steps take the worst of the salt and the plow. Broken treads and crumbling nosings get formed and recast.

When Is Repair the Right Call?

Repair makes sense when the damage is on the surface and the slab is still supported. Signs you are a good candidate: cracks under a quarter inch with both sides at the same height, flaking confined to the top layer, one isolated settled panel, damage limited to steps or an edge, and a slab that does not move when you walk on it.

Replacement is the honest answer when the base has failed — multiple panels at different elevations, cracks you can fit a finger into, sections that rock, or exposed and rusting rebar over a wide area. At that point repair is money spent on something that will keep moving, and a full driveway replacement or new flatwork is the cheaper decision over ten years.

Why Does Concrete Deteriorate in Greenwich?

Salt and water, in that order. Deicing chemicals used on the roads all winter get tracked onto your slab, and chlorides carry moisture deep into the pores. When that moisture freezes it expands and pops the surface off in layers. If it reaches the reinforcing steel, the rebar rusts, swells, and cracks the concrete from the inside.

Underneath, the dense till and clay pockets typical of this area drain slowly, so water sits against the base and the ground heaves with each freeze. Slabs poured without enough base stone, without air entrainment or with joints cut too late never had much of a chance. Add roots from mature trees and downspouts discharging next to a patio slab and you have most of the failures we see in one paragraph.

What Does Concrete Repair Cost?

Repairs are priced by the work, not by square footage alone. What matters: how much cracking there is and whether it is structural, whether lifting is needed and how many ports it takes, how much deteriorated material has to come off before we reach sound concrete, how big an area is being resurfaced, and whether the underlying cause — almost always drainage — has to be fixed too. Repairing the concrete without fixing the water is a temporary purchase, and we will say so before you spend the money.

How Long Does a Repair Last?

Done properly, on a slab with a sound base: crack repairs and lifted panels hold for many years, and a resurfaced slab performs like a new wearing surface as long as it is sealed on schedule. Done on a slab whose base is failing, any repair is a stopgap measured in seasons. That is the entire difference, and it is why we look at the base first.

Can you match the color of my existing concrete?

Close, not perfect. New material cures a different shade and lightens for months. A full resurface gives you a uniform look; a spot repair will always be visible to someone who knows where it is.

How long does slab lifting take?

Usually a few hours for a residential driveway or walk. The foam reaches working strength in about fifteen minutes, so you can use the surface the same day.

Is it worth repairing concrete that is forty years old?

Sometimes. Older slabs were often poured thicker than today's minimums, and if the base is intact they are worth saving. We check thickness and sound the slab before recommending either way.

Can you repair in winter?

Some of it. Polyurethane lifting works in cold weather. Cementitious patching and resurfacing need temperatures above about 40 degrees and holding, so those wait for spring.
